Most NFIP flood insurance policies have a mandatory 30-day waiting period before coverage goes into effect. If a storm is forecast or hurricane season has begun, it is already too late to get covered in time. Don't wait — secure your policy well before you need it.

Who Needs Flood Insurance?

Flood insurance isn't just for coastal homeowners. Flooding can affect any Florida property — including those in low-to-moderate risk zones. Roughly 25% of all NFIP claims come from properties outside high-risk flood zones. We offer coverage for:

Citizens Policyholders — New Requirement

Florida Citizens Policyholders — Flood Coverage Now Required

Florida law requires Citizens Property Insurance policyholders to carry separate flood insurance, being phased in by dwelling value through 2027. As of January 2025, policies with a dwelling value of $500,000 or more are already required to have flood coverage. By 2027, all Citizens policies will be subject to this requirement. What Flood Insurance Covers

Building and contents coverage must be purchased separately under an NFIP policy. Here's what each covers — and what is typically excluded.

Building / Dwelling Coverage

Covers physical damage to the insured structure from flooding. NFIP building coverage is capped at $250,000 for residential properties. Private flood insurance can provide higher limits.

  • Electrical and plumbing systems
  • HVAC equipment, water heaters & appliances
  • Permanently installed carpeting over an unfinished floor
  • Permanently installed paneling, wallboard & bookcases
  • Window blinds & foundation walls
  • Detached garages (up to 10% of building coverage)
  • Fuel tanks, well water tanks & solar energy equipment

Contents / Personal Property Coverage

Covers personal belongings damaged by flooding. Must be purchased separately from building coverage. NFIP contents coverage is capped at $100,000.

  • Clothing, furniture & electronic equipment
  • Curtains & window treatments
  • Portable & window air conditioners
  • Portable microwave ovens & dishwashers
  • Carpets not permanently installed
  • Valuable items up to $2,500 (artwork, furs, jewelry)
  • Washer and dryer units

What Qualifies as a "Flood"?

The legal definition of a flood under NFIP and private market policies is the same: a general and temporary condition of partial or complete inundation of two or more acres of normally dry land, or two or more properties, including the policyholder's. Covered flood sources include:

  • Overflow of inland or tidal waters
  • Rapid accumulation or runoff of surface waters from rain
  • Mudslides caused by flooding
  • Collapse of land along a shoreline from wave erosion

What Is Typically Not Covered

  • Additional living expenses (NFIP policies) — temporary housing costs while displaced
  • Financial losses from business interruption
  • Property outside the insured building (decks, fences, landscaping)
  • Vehicles (covered by a separate auto policy)
  • Currency, precious metals & valuable papers
  • Damage caused by moisture, mildew or mold that could have been avoided
  • Flooding of a single property less than two acres (NFIP)
